After reviewing the RMA Services you will see that RMA offers all of the material services offered by the full fee companies' but includes the following additional benefits:
• No Long Term Management Agreements
RMA believes that the relationship between the owners' association or other clientele and the professional management company needs to be flexible and primarily at the will of the association or client. After the initial term and implementation of the agreed upon Annual Operating Plan, RMA's services can be terminated with 90 days notice for any reason whatsoever. Terminating a full fee management company can sometimes involve conflict, proxy wars, large legal fees and general disruption of the resort operation.
• Association and/or Client Maintains Control
Most full fee management company agreements provide the management company with extensive rights and controls to operate the resort consistent with their policies and operating philosophies. They collect all of the association's maintenance fee income, produce the financial statements from their own accounting departments, control the checkbooks and cash accounts, pay themselves their fees and other reimbursements and maintain all of the employees as management company employees. All of these controls being in the hands of the management company may be fine under ideal situations but the association may have a difficult and costly battle to regain control if they become dissatisfied with the services provided. RMA accepts the responsibility for advising the association board, overseeing the operation and employees, preparation of financial reporting and provides a seamless management scenario for the board of directors or client. RMA does all of this and at the same time does not use undue control over association assets through a lengthy binding agreement. The associations' bank accounts and their relationship with the independent accounting firm all remain in the control of the association. RMA will invoice for its fees and will be treated like any other association vendor.
• Independent Financial Reporting
As mentioned, RMA will work with the board to select independent, third party accounting and audit services, assessment billing and collection services, which will be contracted directly by the association or client. RMA will coordinate and oversee the processes on behalf of the board or client and provide a detailed summary report of the resort's financial results, maintenance fee and other revenue collections each month.
• No Conflicts of Interest
Many full fee management companies today are owned or controlled by resort development companies who are many times subject to several areas of potential conflict of interest. These areas include making operating decisions that may support their in- house sales efforts but may not be in the best interest of the association, controlling available rental inventory again for their interests and not yielding the full potential revenues to the association or individual owners, utilizing resort employees or space owned by the resort association for their own gain that may not be consistent with the association's best interest, etc. RMA will manage the resort with full disclosure and advise the board completely based on only what is in the best interest of the association board and the resorts' individual owners.
• Partnership with Solid, Proven, Experienced Leadership
RMA is led by a known and accepted expert in the vacation ownership management industry. Few individuals have the extensive proven successful experience managing the affairs of HOA's and the distinct advantage of also working for major developer owned management companies. • Increased Revenues to Association
RMA will provide significantly higher level of net rental revenues to the association or other clientele through unique web-based rental platforms customized for the specific resort with lower fees to RMA than traditional management companies. It is the goal for RMA to generate net rental revenue to the association or other clientele equal to or greater than the total annual management fees charged by RMA.
• Significantly Lower Management Costs and a Stronger Value Proposition
RMA will receive an agreed upon flat monthly advisory fee for the services provided based on the size and specific needs of the association or client. This fee, even when combined with the costs for outsourcing certain services as described above, will be substantially less than the typical full fee management companies (typically 25% to 45% less). This area alone provides an excellent value for the owners association or clientele using the services of RMA.
